We offer home-finding support and property search assistance to individuals seeking rental accommodation in the UK.

2. Our Services

Nest by Adleo provides a range of property search services, including but not limited to:

  • Aggregated property search and instant match alerts

  • Viewing booking on your behalf

  • Expert telephone advice

  • Utility, media, and Council Tax set-up assistance

  • Offer support and negotiations

  • Advice on shared accommodation

  • Removals referrals

  • Settling-in assistance

  • Contents insurance referrals

  • Temporary accommodation sourcing

Service levels and inclusions vary depending on the package purchased.

We will provide our services with reasonable care and skill and within a reasonable time, as required by the Consumer Rights Act 2015.

3. Eligibility

Our services are available to individuals aged 18 or over. You must provide accurate and up-to-date information when using our platform or communicating with our team.

4. Booking and Payment

Services can be booked via our website. Full payment is required in advance. Prices are listed inclusive of VAT where applicable.

Where third-party services (e.g., insurance, removals, temporary accommodation) are arranged, costs and payment terms are subject to those providers' own terms.

If you choose to accept a quote for any third-party services (such as insurance, removals, or temporary accommodation), payment will be made directly by you to the third-party provider. You are solely responsible for any charges, costs, or fees incurred as a result of accepting and using those services.

5. Cancellations and Refunds

Your Right to Cancel

When you purchase our services, you will be given immediate access to our portal and we will begin providing services straight away, as requested by you during the sign-up process.

By completing your purchase and signing up, you expressly consent to the immediate commencement of our services and acknowledge that this means your statutory right to cancel within 14 days may be affected.

Effects of Cancellation

  • If you cancel before accessing the portal or before we have started providing any services, you will receive a full refund.

  • If you cancel after accessing the portal or after we have started providing services, we reserve the right to deduct a proportionate amount to cover the value of services already provided up to the point you notify us of your wish to cancel.

  • If our services have been fully performed (i.e., all agreed services have been delivered) before you request cancellation, you will lose your right to cancel and no refund will be due.

To exercise your right to cancel, you must inform us of your decision by a clear statement (e.g., by email or letter sent by post).

Discretionary Cancellations

For cancellations requested outside of the 14-day period, or after substantial services have been provided, refunds will only be granted at our discretion.

6. Use of The Platform

You must not use the property search platform to scrape data or for any commercial purposes. We retain the right to suspend access if we believe the platform is being misused. Access to our services and platform is personal to you and non-transferable. You may not share your login credentials or allow any third party to access the services on your behalf without our prior written consent.

7. Accuracy of Listings

While we do our best to ensure listings are current, availability is subject to change and cannot be guaranteed. We are not responsible for the accuracy of third-party content.

8. Our Responsibility

Nest by Adleo does not act as an estate agent or letting agent. We do not own or manage any of the properties listed or viewed through our services. We are not a party to any rental agreement you may enter into.

We offer guidance and administrative assistance only. Decisions around property selection, tenancy agreements, and financial commitments remain your responsibility.

9. Third Party Services

Where we refer you to or coordinate with third-party providers (e.g., removals, utilities, insurance, landlords), your agreement is with them. We do not accept liability for any loss or dissatisfaction arising from those services.

10. Liability

Nothing in these Terms limits or excludes our liability for death or personal injury caused by our negligence, fraud, or any other liability which cannot be excluded or limited by law.

We will not be liable for any indirect, incidental, or consequential loss arising from use of our services, including (but not limited to) missed property opportunities or third-party delays. Our total liability to you in respect of all claims shall not exceed the amount you paid us for the relevant service.

11. Changes to Services or Terms

We reserve the right to make reasonable changes to services or these Terms and Conditions at any time. Where changes affect your current booking, you will be informed in writing.

12. Complaints and Alternative Dispute Resolution (ADR)

If you're unhappy with the service you've received, please contact us at nest@adleorelo.com, by phone at 01483 974506, or by post at our registered office. We will respond within 5 working days and aim to resolve complaints promptly and fairly.

If we cannot resolve your complaint, you may be entitled to refer the matter to an Alternative Dispute Resolution (ADR) provider. We will inform you if this becomes applicable.

13. Privacy and Data Protection

Your personal information will be handled in accordance with our Privacy Policy, available at www.adleonest.com/privacy-policy.
We comply with the UK General Data Protection Regulation (GDPR) and the Data Protection Act 2018 in handling your personal information.

14. Governing Law

These Terms are governed by English law. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
